Using REPS Record

By signing in you agree to these terms. You need a Google account, because REPS Record writes your ledger into your own Google Sheet and Drive folder. You must be at least 18 and use the app only for lawful record-keeping about property you own or manage.

Not tax, legal or accounting advice

REPS Record is a record-keeping tool. It does not determine whether you qualify for real estate professional status, and nothing in the app — including the annual hour goal, the progress bar or any summary — is tax, legal or accounting advice. Qualification rules, material participation tests and documentation standards are your responsibility to confirm with a qualified professional. You are responsible for the accuracy and truthfulness of every entry you log.

Your data and your account

You own your entries and every file REPS Record creates in your Drive. You are responsible for keeping your Google account secure and for who you invite into your portfolio — invited partners can add entries that write to your shared ledger and see the portfolio records they contribute to.

What we do

We work to keep the app available and your data intact, and we keep an audit-grade edit history of every entry. Because the app depends on Google Sheets and Google Drive, outages or changes on Google's side can interrupt syncing. Your entries remain in REPS Record and sync when the connection recovers.

Acceptable use

Don't attempt to access other people's data, disrupt the service, reverse engineer it, resell it, or use it to store content unrelated to your property records.

Disclaimer and liability

REPS Record is provided "as is", without warranties of any kind. To the maximum extent permitted by law, we are not liable for indirect or consequential losses, including disallowed deductions, penalties, interest or audit outcomes. Keep your own backups — your Google Sheet and Drive folder are exactly that, and they remain yours.

Ending it

You can stop using REPS Record at any time: revoke Google access in Settings, or email us to delete your account and data. We may suspend accounts that violate these terms.
